🏡 Listings move fast. Some homes you’ll see may already be under contract. If a listing catches your eye, don’t wait—act quickly or save it to come back to.

📝 Know your budget. If you haven’t spoken with a lender yet, getting pre-approved helps you understand what you can comfortably afford—and keeps you focused on homes in your true price range. (We can recommend a lender, if you don’t have one)

📍 Be flexible with location. Sometimes just looking a few blocks over can open up better options—more space, better value, or a quieter street.

📅 Check how long it's been on the market. A home listed longer may have room for negotiation, while new listings often get multiple offers fast.
